Settlement Ready

Recieved a letter today outlining that settlement is now due on the 17th January 2012. I shall soon be a proud owner of a nice piece of sand!

Land Valuation

So the bank ordered a valuation on the land and surprise came back what we paid for it!

That is now all done doesnt seem to have anything in there too concerning but you never know with banks these days.

Loan is now submitted lets see what happens!

Tender Appointment Letter

Recieved in the mail today a letter from Eden Brae confirming details for tender appointment. Thought others may benefit or want to know what to expect so here is an abstract:

"It is my role within the Eden Brae team to guide you through the pre-construction and construction phase of your new home...........At this appointment........tender will be explained in detail as well as requirements for your local council and developer approval....Finalise any additional variations you have made. You will also receive your colour pack which includes brochures from our current suppliers and an information booklet explaining the colours process"

Tender Application Recieved

Recieved from Eden Brae our first package of the filled in details and summary of our tender preparation. Outlines the plan sited on our block, application for tender and some information requested from our EB consultant for the surveys and soil tests required to forfill the final fixed price tender.

Tender Presentation Booked In

Well only after 1 day of paying the initial deposit to get the formal tender we had our client represenative call and introduce themselves and book in a date of 23rd January 2012 to sit down and be presented with the tender.

What this means exactly I dont know but at least we have a date and will be looking forward to finding out!

Tender Process

So after finally deciding that the Foxley 27 from Eden Brae was going to be our new house design it is time to get the tender process moving and lock in the current pricing and promotions going at the moment. $750 deposit has been paid and its now time to sit back and wait the 3-4 weeks (especially through Christmas) for the final tender.

At the moment we are looking at the essentials package from Eden Brae which includes site costs, basix, driveways, security alarm, garage door motors, carpet, tiling etc etc (not counting anything that will be upgraded later obviously). The display home options chosen include higher ceilings, changes to shower screens, wider front entry door as well.

Also at Fern Bay bushfire requirements are also a must as well as being part of the new Telstra fibre optics network for internet and tv etc so some extra special cabling also.

Look forward to seeing a full tender once that have gone out and done their tests etc and hopefully all going well move forward with the drawings and start getting the process moving.

House Design - Eden Brae

I think after looking through countless display homes, looking over plans after plans after plans it came down to a decision. That was "just choose one!". Eden Brae Foxley 27 offers everything that we want in a house and I am confident will serve us well. Here is the house design placed onto our block ready to go.

The Beginning

After looking through countless blogs from others and finding them helpful, insightful and simply enjoyable to watch the progress updates I thought I would give it a go myself.
Background: Finally our land is due for registration at Fern Bay, NSW. From what was meant to be a parcel of land ready for June 2010 turned into an ongoing saga that is finally coming to an end.
As you can see from the photos below the roads etc are all in, the lots are pegged out and street names assigned. The subdivision plan has been submitted to council and we now await the final registration and settlement of the land to commence building.
